Full Commercial Roof Coating in Boroughbridge

Headed up by our Project Director Gary Wright, our Northern team carried out a full commercial roof coating including cut edge corrosion treatment and gutter refurbishment at a 500m² roof belonging to a leisure and marine industries supplier in Boroughbridge. This project report sets out the scope of works, materials and resources employed from initial enquiry through to manufacturer sign-off, and is intended to give quantity surveyors, landlords and asset managers a clear technical record of the works carried out.

Introduction

The landlord of the building approached D&D Coatings following a request from the tenant. New rooflights and fixings had recently been installed to improve internal natural light and reduce reliance on artificial lighting. During this installation the rooflight contractor identified that the roof’s factory-applied coating had failed extensively and that the roof was in urgent need of full recoating. D&D Coatings was recommended to the landlord on this basis. Following initial contact, a ballpark cost was calculated using satellite roof measurement data. This was approved by the landlord and a formal site survey was arranged to confirm scope and specification.

Site Survey

A site survey was carried out to assess the condition of the roof sheets, gutters, rooflights and associated fixings and to calculate the materials required for the project. Following this assessment the DriSilane coating system was recommended to the client as the most appropriate solution for the substrate condition and the level of corrosion present.

Project Start

Scaffolding was installed by our trusted scaffolding supplier, including a dedicated access tower and safety rails around the full perimeter of the roof space in line with the Work at Height Regulations 2005. Materials were then delivered to site, including the full DriSilane ReCote system. Given the 500m² scale of the roof a team of two painters was sufficient to complete the works efficiently. Gary Wright and his experienced assistant carried out all elements of the project. The scaffold was inspected and formally signed off by our Health and Safety Executive Craig Wilmore, which allowed work to commence without delay.

Wash Down

Works began with a full wash down of the roof area and gutters using pressure washing equipment. This phase removed accumulated atmospheric contamination together with any loose or flaking remnants of the original factory coating still present on the sheets. Debris and sediment within the gutter channels were also cleared as part of this process, ensuring a clean and sound substrate ahead of preparation work.

Preparation

Primer was applied to all sheet ends, sheet side laps, ridge cap laps and roof fixings to provide a stable and adhesive base for the coating system. A mastic seal was also applied to the gutters and rooflight edges to address vulnerable junctions and reduce the risk of future water ingress at these critical points.

Coating Work

With preparation complete and all sheet edges, laps and fixings sealed, the full roof was over-coated using the DriSilane ReCote system. The coating was applied to the entire 500m² roof area including previously prepared rooflight surrounds, ridge lines and gutter channels, providing a fully encapsulated and weatherproof finish across the whole roof. Paint spray and brush applications were employed depending on the area being treated.

Manufacturer Inspection & Warranty Sign-Off

With all coating works completed and the access scaffolding retained in situ, a DriSilane-appointed inspection representative carried out a formal final inspection of the completed installation. The inspection resulted in full approval of the work and the issue of a 25-year manufacturer performance warranty, providing the landlord with long-term assurance over the integrity of the roof.

Conclusion & Summary

The project was completed within one week. Works were carried out during normal working hours, with the building’s location on a quiet industrial estate allowing the team to operate with minimal disruption from traffic or site visitors. The project proceeded without incident throughout. On completion the landlord was pleased to receive both the DriSilane manufacturer warranty and confirmation of the final inspection ahead of the scaffolding being struck. This project stands as a further example of D&D Coatings delivering a full commercial roof coating solution to a high standard for a corporate landlord.
