Why is the Encapsulation of Roof Fixings so Important?

An essential component in all steel roof systems are the roof fixings, if they are left untreated at best the roof will need to be completely replaced, at worst it will collapse!

Roof fixings play a key role in keeping a steel roof system intact. They are incredibly robust and designed to withstand immense pressure in all weather. We are going to explore why it is important to maintain roof fixings to prolong the lifespan of the entire roof structure.

There are many different types of roof fixings. They all essentially do the same job, they hold the steel roof sheets on the bars and trusses. When first installed the head of each fixing is separated from the roof sheet by a rubber washer. Providing the washer is under the correct compression it will continue to do its job for at least 10 years.

  1. A new steel roof when installed correctly will have a lifespan of at least 10 years.
  2. A steel roof with bolts left untreated will have a much shorter lifespan.
  3. Treated with Seamsil 400 by us the lifespan will be doubled at least.

Incorrect Roof Fixings Installation

If a roof fixing has been incorrectly installed, especially where the rubber washer is concerned, it can accelerate the deterioration of the rubber. If over compressed the rubber will perish and no longer seal the hole. If under compressed water ingress will occur causing leakage. Ice will also be allowed to form which will accelerate the failure of the composites.

A Poorly Maintained Roof

If the fixings and surrounding area are allowed to corrode water ingress will occur. If this happens its only a matter of time before the steel between each bolt and the frame simply crumbles away. The roof will begin to leak and the corrosion will spread. Under windy conditions the roof will become unstable. When this happens a ripple effect will cause the fixings to become detached from the roof structure. The roof will collapse inward or will be torn off the building completely.
